Booking Terms & Conditions
(V 1.02 - Updated August 2025)
By making any booking with us, you confirm that you accept these terms and conditions and agree to comply with and be bound by them.
Contract
Guests making and paying for a Booking directly, via our website or through a third party will be entering into a contract with us. The contract entered into is between H & M Wheeler, owners of, The Parlour and Stables at Purshall Green Farm and the persons making the actual booking (who must be over 18 years old) and all members of your party as notified by you. This contract is for short term holiday let only. The contract is only effective once a booking has been made with the required payment made and confirmation made by our agent or ourselves and will be subject to these booking conditions. Please read them carefully.
Bookings via a third-party Agent
Please also read and refer to the Agents terms and conditions for bookings made via them, in this case their terms and conditions will apply. More specific terms related to our properties, over and above or in addition to the agents general terms will still be covered by our terms and conditions.
Payment (For customers booking direct)
A non-refundable deposit is required to secure your booking and when you return your booking form. The balance is required within 8 weeks before the start of your holiday. Payment via our website is preferred, BACS can also be accepted. We kindly ask for a further refundable deposit/bond which is to be paid with any balance, which will be refunded within 7 days of departure. The refundable deposit/bond will cover any breakages or extra cleaning costs involved, if required.
Cancellation
We strongly advise guests to take out appropriate Cancellation and Holiday Insurance cover.
If you are forced to cancel your holiday booking due to unforeseen circumstances, you must inform us by email or recorded delivery as soon as possible and we will endeavour to re-let the property for the period of booking.
If we or our agents succeed in re-letting the property for the whole period, we will refund all the monies paid less an administrative charge of 5% of the total booking value.
If we only succeed in re-letting the property for part of the period booked, we will refund an amount equal to the deposit and balance paid less rental for the period which is not re-let and an administration charge of £20
We will try to re- let the property for the full brochure price but reserves the right to offer a discount for late availability to be able to secure a booking. The amount refunded to the client will take this reduction into account.
Should a cancellation be made before payment of the balance, and we are unable to re-let the whole period, the deposit must be forfeited. In this situation, there would be no administration charge. If we are unable to re-let the property at all then all monies paid by the Client shall be forfeited to us.
Once a booking has been cancelled, we do not have the facility to reinstate a booking. Please do bear this in mind when considering cancelling a future booking.
Changes of date
Any request to reschedule a booking would be subject to our discretion and an administration charge of £20 if notification is received before 12 weeks before the date of the stay, otherwise it would be subject to the above terms of cancellation, and a new booking would be required.
Period of hire
Please note that the arrival time is from 5pm at the earliest, departure time is 10am at the latest, unless by special arrangement expressly pre agreed with us by email or text.
Changes and errors occur, and we reserve the right to correct prices and other details in such circumstances.
Guest Numbers
Under no circumstances may more than the maximum number of agreed persons occupy the barns(s). There is a maximum of 4 persons for The Parlour and 10 persons + 1 infant for The Stables. Any additional guests over these limits must be mutually agreed on booking confirmation and will be subject to an agreed surcharge. Names and addresses of people staying in the barns need to be provided at the time of booking by return and on the booking form provided. This is required by our public liability insurance. We do not accept bookings for Stag or Hen Parties, unless by prior agreement on booking.
Inclusions of the booking
Your booking includes provision of all bedding and towels, initial logs for the log burner or BBQ charcoal, tea, coffee, milk, limited dishwasher & washing machine tablets and cleaning materials. Optionally we will provide a basic welcome hamper with varying contents, usually including bread, butter, eggs, crisps and biscuits, sourced locally. This can be upgraded as an option at the time of booking or no later than 1 week before your stay, subject to availability.
If you have a 2 weeks stay with us, extra linen and towels are available for you. If a further change of linen is required this can be purchased as an extra, subject to availability.
Car Charging
Charging of electric cars is available on-site by prior booking or can be arranged on site and subject to availability. A type two 7.4Kw charger is available overnight between 11.30pm and 5.30am, a code is provided to enable this. There is a charge currently of £20/charge, typically delivering between 30-50kw. A boost charge for other times of the day can also be purchased, subject to availability, for £30/charge. Our electrical infrastructure does not support 13amp charging, this is strictly prohibited on site.
Pet Policy
The Parlour and Stables do not currently allow pets.
Care of The Property
You and all members of your party are responsible for taking all reasonable and proper care of the property(s) and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning.
Moving of furniture
On no account is any of the furniture to be moved from one room to another, from one floor to another, to be taken into the garden or to be moved from one barn to another. Moving furniture causes problems for housekeeping staff, invariably causes damage to walls, floors and the furniture itself. For this reason, moving the furniture is strictly forbidden
Smoking or Vaping
Smoking or vaping in the barns or associated out-buildings is STRICTLY prohibited. The Parlour and Stables reserves the right to invoice you £100.00 if we feel we cannot re-let a barn which smells of smoke or vape after your departure. This additional cleaning charge covers the cost of deep-cleaning fabrics and furnishings to re-present the barn as a non-smoking property to in-coming guests.
Fireworks
Due to livestock in close proximity to the barns, the letting off of fireworks of any kind is strictly prohibited.
Noise
This barns have other residential properties in close proximity, therefore out of respect for other guests – all music must be turned down or off by 11.00pm and noise kept to a minimum.
In particular, outside music is requested to be moderated in consideration of our other properties and guests staying who may have children.
If we receive complaints regarding noise levels you will be required to vacate the barn. Your refundable deposit/bond is also at risk if we receive complaints. Please bear this in mind before making a booking.
Complaints
We aim to provide a high level of customer service and want all of our guests to be completely happy with their holiday. In the unlikely event that you have any issues with your property please get in touch with us as soon as possible during your stay so that we can do our best to put it right for you.
Should there be any cause for complaint during the occupation of the property it must be notified promptly to us and in the case of serious problems confirmed in writing. Legally we need a reasonable amount of time to rectify any problems for you.
Compensation will not be considered for any complaints made after the hire has ended or when the guest has refused entry to maintenance or management to investigate, address or remedy the issue.
Location
Properties in rural locations can experience some animal noise and occasionally noise from grass cutting or other farm machinery or activities. Flora & Fauna – in rural areas, insects and other pests are fairly common and not necessarily an indication of poor housekeeping standards. Whilst preventative action is always taken by the Property owners, these pests can never be eradicated completely.
Vicinity of the Farm & Livestock
There is ongoing farming activity adjacent to the Barns. Care should be taken around any passing machinery or livestock. No access is permitted onto the farm due to the health, safety and insurance position. Balloons are allowed inside the barns; however, we would request that balloons are not used outside the barns, due to the proximity of livestock, both from the perspective of balloons flying into these areas and any loud popping noises.
Pond
There is a pond adjacent to the Barns. No access is permitted to the pond. Care should be taken around the edges and banks.
Covid 19 or other Contagious Disease(s)
We want to assure you that our cleaning regime is extremely thorough, and all due care is taken to ensure the barns are ready for new guests.
We hope you have a happy and healthy stay, however if any member of your party become unwell with a temperature or symptoms to cause concern, it is of paramount importance you contact us immediately so we may signpost you to the correct actions, depending on government guidelines at the time. You may be required to return to your primary residence straight away, but if you are too unwell to travel and you have to remain in our barn, a cost may be incurred to cover any additional nights and potential refund issued to our next guests, as we may have to cancel their booking.
Departure
On Departure, we kindly ask you to leave the barns in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning.
Please strip your beds before leaving, place the linen and towels in the bags provided and leave these by the patio doors.
Please empty the bins into the appropriate black (waste)/green (recycling) wheelie bins, which can be found behind the play barn.
Please fill the dishwasher with any remaining dirty crockery and start the cleaning cycle.
Please clean the BBQ.
These actions will minimise our contact and ensure the properties are turned around efficiently and to a high standard for our incoming next guests. This is very much appreciated
Left belongings/lost property
Please make sure that you check the property thoroughly for your belongings before you leave as return of any items left behind will incur a minimum charge of £10.00 which we reserve the right to deduct from your refundable damage deposit.
Breakages or damage
We charge a bond or refundable deposit which varies according to the size of the property. This amount is charged and cleared with the balance and will be refunded within 14 days of departure once the barn has been checked for cleanliness & damage.
We also reserve the right to make deductions from your bond/deposit should we receive complaints from other barns regarding noise or loud music. The Client will be contacted with regards to any deductions once the property has been checked.
Accuracy of description
We strive to ensure accuracy of descriptions shown and make every effort to describe it fairly, however we are not always able to control all of the components of the holiday arrangements or anticipate change, it is possible that an advertised facility may be withdrawn or changed. All information provided on websites or otherwise is given in good faith and is correct at the time of publication.
Liability
The Parlour and Stables shall not be liable for any personal injury or death. No liability is accepted for any other damage, injury, expense, accidental or otherwise or inconvenience to you or any member of your party and/or your belongings, damage by or to any third party or for damage to any motor vehicle or its contents which maybe suffered, incurred, arise out of or in any way connected with the holiday let. The terms of Contract (Rights of Third Party) Act 1999 shall not apply to this contract.
Warranties
The Parlour and the Stables does not warrant and is not responsible for the accuracy of any verbal information given or statements made by its employees or agents.
Right of Entry
The owners of the property (Helen and Mark Wheeler) reserve the right for them, their agents or subcontractors to enter the property at any reasonable time for the purposes of inspection, necessary repairs and maintenance or to conduct emergency repairs. We will obviously respect your right to privacy and will accommodate any reasonable request as to the timing or arrangement in this.
Fire & Emergency Exits
Use the patio door sets (and kitchen door in the Stables) as the main exit points. Upstairs in the Stables bedrooms 2 and 3 there are 2 further full opening roofline “Fire Windows” and in bedroom 4 there is a floor level window. This window should be retained by 2 short chains to prevent small children opening them, in the event of needing to use in an emergency, the chain can be detached easily. Please keep these routes free of obstruction during your stay.
